Shoe Covers – A Must Have for Your Next Open House

Realtor Shoe Covers - Marketing

Luxury Shoe Covers Shoe Covers - A Must Have for Your Next Open HouseShoe covers are a must have for any open house you may host, or brokers open. Many agents neglect to offer these at the door, and in the end they may have made a big mistake. A mistake that sometimes can cost a LOT of wasted time, and even sometimes a LOT of money spent by the agent.

When hosting an open house, you should always have a supply of these on hand. Most are sized for multiple size shoes, and are very easily slipped over an agents existing shoe. They are somewhat grippy, very durable, and will allow you to continue a smooth flow of visitors in the home. Without them, you may want to ask each guest to remove their shoes, and that request can delay, or even dissuade a visit.

Another great time to have these shoe covers on hand is when you plan to visit homes, especially in inclement weather. Keep a supply in your trunk, and when showing homes present them to your clients to wear into the home for the showing. What an easy way to make a great impression, when you show you care enough for a fellow agents clients home, to protect it from leaves, and dirt being tracked in.

Also, if you really want to impress, bring your own pair of booties to your next listing appointment. Offer at the door to put them on, and watch your potential clients eyes light up. By offering to cover your shoes, you are showing your respect for their home. That will speak volumes in helping them to decide who to hire to list it. It also allows you an unusual way to get the conversation started when you visit.

Remember, when you protect someones home by wearing disposable shoe covers, you not only protect the home, but also protect your reputation.

Do you currently offer these to your clients, or utilize them at your listings? If so, what do your clients think about this great way to protect the home? Post your comments or suggestions below in the space provided.

St Joseph Statue to Sell a House

St Joseph Statue to Sell a House

St Joseph Statue to Sell a HouseThis tool using the statue of St. Joseph for selling a home has been around for years. A Catholic idea, which includes the statue of St Joseph and often times prayer, you or your client don’t have to be Catholic to try it.

When I was trying to sell my home many years ago, I tried this (the market is floundering at the time in my area), and I found myself getting three (3) buyers in the six (6) months that it took to sell the house. No, I’m not saying that is what it made it sell, but maybe it helped?!

Of course, when I was selling that home I also made sure that I staged it correctly, removed clutter, and was very willing and able to show it at a moments notice. I wanted it sold, and I was willing to do whatever it took to help my agent at the time to make it happen. Yet, maybe St. Joseph helped.

These are instructions you should follow on how to prepare to use the statue in your own, or a clients yard, including prayers that you could use.

Amazon offers several types of statues, and some are offered at the links below. They vary in price, and I don’t think that there is a one-size fits all, so you take your pick. Most sets do include instructions, and prayers to say, or use this link.

Just a reminder, I do earn a fee from Amazon.com for any purchase you may make, but it doesn’t cost you a cent more. Just allows me to continue sharing products and ideas to help you sell more homes!

The Power of the Card

The Power of the Card

With the advent of the internet in the mid to late 90’s, the power of the pen, and more specifically the power of the greeting card has changed drastically. Whereas in the days before, a real pen was used to communicate, but that has been replaced by the electronic mediums of email, and now even more often text. However, the pen can still be powerful.

Something that I have found in my own business is that when a client has a special day, has a Birthday, or Anniversary perhaps of them buying their home, I try to send a card. Yes, a real card, not an E-card, and not an email.

I often get a phone call in return, or sometimes an email, but in the end, usually a “thank you” of some type. An acknowledgement of the receipt of the card, and sometimes I hear that I was the only one to remember their special day. I never know how to react to that statement by the way.

So, what does it do for me you ask? Actually nothing monetarily. Sure it could be argued that in Real Estate any “touch” is a good thing, but I don’t really do it for that reason. I really just do it because it feels good to acknowledge a clients day. To let another person know that they are being thought of. I know that I like it, so why would I not do it for others.

If you choose to take up using the pen again, a great way to save some money, and some time is buying the cards in bulk. That way you will always have a couple for each occasion close at hand, and ready for use when you need them.

When you buy them, I prefer the blank card inside, since it allows me to write my own message. That keeps you from having only a card for a lady, when you want to send one to a man, or perhaps religious when you have a client that is not so much so.

This is a link to some of those that I have ordered in the past, and there are many others available online here. The selection that I like offers a bit of everything, from Sympathy, to thank you, to Birthday, and many other styles. Most have clean, crisp finishes and artwork, so they will be well received, and most likely showcased on a mantle or dresser for a few days after receiving.

Do something nice for someone, and see what happens. You may make someone smile, and you may get a big smile in return.

Also, if you already send snail-mail to clients, and you do it for other reasons, share them below. Maybe there are occasions that you have thought of that we can send good cheer to others?

Here is a link to Amazon, where you can see numerous greeting card styles, and quantities available for purchase. Just a reminder, I am an affiliate, and though you don’t pay any more for anything you buy at Amazon, they will pay me a small fee, that I use to keep this site up-and-running. Top 5 Items You Need at a Broker’s Open

Flags to Announce Your Brokers Open

So you got a new listing, and you are ready to introduce it to your local Brokers, Agents, Realtors, and perhaps even invite the public to take a look. Hosting a Brokers Open doesn’t have to be hard, if you have the right tools. Below is a list of the top five (5) items you need to have on hand to have a successful Brokers Open in real estate.

      1. Directional Signs would be a great first pick. Yes, I know that I lot of Realtors neglect to use them, but they are super helpful if you are hosting a Brokers Open. First, they help your fellow real estate professionals to find the house. You can’t expect that every Realtor knows where they are going, even if you think that they should. Second, if you are inviting the public, or the neighbors, it helps them find the house too. Also, a bonus if used wisely, they help advertise to the neighbors that there is a house for sale in the neighborhood, and how you go over-and-above to get your listings sold. A great way to get future listings.
      2. Balloons are also nice to have, especially on the sunnier/drier days. They bring attention to the directional signs, and make people feel welcome. Have varied styles or colors when you can, just to make your listing really stand out.
      3. Having a Guest Registry is vital. It’s a great way to keep the home secure, plus it gives you a list of agents who showed up, so you can let your sellers know how well your Brokers Open was attended. An added bonus, and one that not many Realtors do, is instead of just handing out a sheet asking for comments about the home, use the registry, and call or text the visiting agent later that same day, asking for feedback. You can also ask for their professional opinion about pricing, or suggestions to help it sell quicker. Also, it’s always more flattering to be asked this way, then a silly form.
      4. Catering Trays, Tongues, etc. are crucial if you are going to have any kind of food, or drink. Sure you can have the event catered, and I know myself I have done so on many occasions, and with success. However if you are on a budget, or love to try out your cooking skills, and enjoy cooking for others, then self-catering is the way to go. Save money and buy catering items in advance when the budget allows, then use over-and-over again.
      5. An item that a lot of agents forget about, but that would be nice to have is a small hand-held vacuum. If you serving food and drink, rather than dragging out your clients equipment, which can be troublesome, and embarrassing, why not have a small hand-held for quick touch-ups. You can even use it at the entry too, where leaves and grass may be dragged into the home, through the entry. Show your client you really care, by leaving their home as pristine as it was when you arrived.

Having an Open House this Weekend?

Having an Open House this Weekend?

Then make sure that you have everything you need!

Having an Open House for a new listing, or to reinvigorate an old one, has been a task and mainstay of Realtors that has been around for almost as long as real estate. In the early days, having an Open House was about the only way to showcase a home, just shy of setting up appointments for every interested party.

Yes setting up a lot of appointments, that happened too, but you did have actual buyers stop in, and yes they stopped in to see homes that they were truly interested in. Not to say that is not the case today, but with the internet, most buyers have usually already taken their first look already, even before the visit.

Some things have not changed despite the internet, and now more than ever with the hectic pace of life, you have to grab attention when marketing a home. That includes the days before, and the day of the open house, making sure anyone in the area driving by, and certainly those parties looking for it, find the house you have open. That’s why having balloons, pointers, banners, and many other marketing items are crucial to the success of your open house.

These are items currently being offered by Amazon, and are only a handful of the items from their vast selection. Most are at better pricing than what you may see at your local board of Realtors, and of course being Amazon, the items are shipped quickly to your home, with a no-fuss guarantee. Take a look at the offerings, save in your cart, and place your order, and you will have your items in most cases days, if not even sooner. (some items are available for same-day delivery)
