Ok, now it’s time to get ready to sell your home. Where to start? Well, one great way that will most likely make you more money is to stage your home. Home Staging for Dummies is a book that can help the novice, or the professional. Heck, I even share my copy, or buy a copy for my own clients when listing their homes for sale.

This book is super easy to read, offers before and after photos, and is very handy to use. At a cost that won’t break the bank, it will allow you to gain the knowledge to stage your home, de-clutter it, and have it ready to sell.

You will learn how to see your home the way that buyers will see it. You will know what needs to be done, and what doesn’t. The book shares insights in how to determine when you can do it yourself, or when its best to call a professional.

Rooms that are covered are the kitchen, bathroom, living rooms, dining rooms, and of course family, and bedrooms. How to make sure your mechanicals are in shape, and how to avoid expensive staging nightmares.

For those needing a little help on the outside of the home, there are even tips on how to make sure your porches, patios, and decks look awesome. Allowing them to shine, and say “welcome home” to a buyer.

This is a great book for someone looking to sell their home themselves. It is super easy to understand, and very inexpensive to buy.

If you are a real estate professional, a great tip is to buy a couple of copies to share, or give to your sellers when listing their homes. This will allow you the extra touch that will gain trust from them as their Realtor, and make your service unique. It will also allow you a frictionless way to help your clients make sure their home looks it best. All without you having to have the guide them, or worse, have confrontations with them about messy rooms, or aging finishes.

Protect Your Clients Home and Your Listing

Shoe covers are a must have for any open house you may host, or brokers open. Many agents neglect to offer these at the door, and in the end they may have made a big mistake. A mistake that sometimes can cost a LOT of wasted time, and even sometimes a LOT of money spent by the agent.

When hosting an open house, you should always have a supply of these on hand. Most are sized for multiple size shoes, and are very easily slipped over an agents existing shoe. They are somewhat grippy, very durable, and will allow you to continue a smooth flow of visitors in the home. Without them, you may want to ask each guest to remove their shoes, and that request can delay, or even dissuade a visit.

Another great time to have these shoe covers on hand is when you plan to visit homes, especially in inclement weather. Keep a supply in your trunk, and when showing homes present them to your clients to wear into the home for the showing. What an easy way to make a great impression, when you show you care enough for a fellow agents clients home, to protect it from leaves, and dirt being tracked in.

Also, if you really want to impress, bring your own pair of booties to your next listing appointment. Offer at the door to put them on, and watch your potential clients eyes light up. By offering to cover your shoes, you are showing your respect for their home. That will speak volumes in helping them to decide who to hire to list it. It also allows you an unusual way to get the conversation started when you visit.

Remember, when you protect someones home by wearing disposable shoe covers, you not only protect the home, but also protect your reputation.

Sometimes to Sell a Home You Have to get “Creative”

This tool using the statue of St. Joseph for selling a home has been around for years. A Catholic idea, which includes the statue of St Joseph and often times prayer, you or your client don’t have to be Catholic to try it.

When I was trying to sell my home many years ago, I tried this (the market is floundering at the time in my area), and I found myself getting three (3) buyers in the six (6) months that it took to sell the house. No, I’m not saying that is what it made it sell, but maybe it helped?!

Of course, when I was selling that home I also made sure that I staged it correctly, removed clutter, and was very willing and able to show it at a moments notice. I wanted it sold, and I was willing to do whatever it took to help my agent at the time to make it happen. Yet, maybe St. Joseph helped.

These are instructions you should follow on how to prepare to use the statue in your own, or a clients yard, including prayers that you could use.

The Power of the Card

With the advent of the internet in the mid to late 90’s, the power of the pen, and more specifically the power of the greeting card has changed drastically. Whereas in the days before, a real pen was used to communicate, but that has been replaced by the electronic mediums of email, and now even more often text. However, the pen can still be powerful.

Something that I have found in my own business is that when a client has a special day, has a Birthday, or Anniversary perhaps of them buying their home, I try to send a card. Yes, a real card, not an E-card, and not an email.

I often get a phone call in return, or sometimes an email, but in the end, usually a “thank you” of some type. An acknowledgement of the receipt of the card, and sometimes I hear that I was the only one to remember their special day. I never know how to react to that statement by the way.

So, what does it do for me you ask? Actually nothing monetarily. Sure it could be argued that in Real Estate any “touch” is a good thing, but I don’t really do it for that reason. I really just do it because it feels good to acknowledge a clients day. To let another person know that they are being thought of. I know that I like it, so why would I not do it for others.

If you choose to take up using the pen again, a great way to save some money, and some time is buying the cards in bulk. That way you will always have a couple for each occasion close at hand, and ready for use when you need them.

When you buy them, I prefer the blank card inside, since it allows me to write my own message. That keeps you from having only a card for a lady, when you want to send one to a man, or perhaps religious when you have a client that is not so much so.

The selection that I like offers a bit of everything, from Sympathy, to thank you, to Birthday, and many other styles. Most have clean, crisp finishes and artwork, so they will be well received, and most likely showcased on a mantle or dresser for a few days after receiving.

Do something nice for someone, and see what happens. You may make someone smile, and you may get a big smile in return.
