Open House Banners - Real Estate MarketingThere are still a lot of reasons that Realtor’s host open houses for their listings. For newer agents they are still an effective way to get buyers.

Open Houses also give the selling agent great exposure for their listing, and their marketing plan. Also, sellers love them!

So, you are having an open house, should you use balloons to market it? The short answer is yes, and these are some of the reasons why.

One of the best reasons is that balloons are inexpensive. Many brokers provide them to their agents for free, and even if they don’t they can be had quite easily.

The key of course is how to get the helium you will need to have them aloft. That is not so easy, and even myself I am always at odds on trying to figure it out.

Usually you can buy more decorative balloons already filled with helium at your local grocer, or florist, but then it can get expensive. Most florists are not open on Sunday’s when most open houses happen, and grocery store floral departments don’t always have just “normal” balloons.

Another reason to continue to use balloons is that it shows your sellers that you are making an effort to bring as many people as possible to the open house. Your sellers see them before and after the event, and yes they take notice!

The best reason for continuing to use balloons when you host an open house is that it brings traffic. What they do, when placed properly and in the right locations, is they draw attention. Something about them bouncing in the wind, makes a passerby take notice, and hopefully stop to take a look.

I know myself when I see them late on a Saturday or on a Sunday, I take notice and I even know what they are there for. Sometime I will even veer off course, just to see what the listing is. Yes, they are that effective.

On open house day(s), use them generously, and use them often. Put them at every major intersection, and have several on the signage of your open house.

Have extra balloons? Use those as gifts for the kids. However don’t share before the parents tour, since they do distract.

Instead share with the kids upon them leaving the house. It will be a fond memory for the child, and the parents will remember you, and perhaps your listing. Perhaps remember you and your listing over others they may have met, or seen.

Shoe covers are a must have for any open house you may host, or brokers open. Many agents neglect to offer these at the door, and in the end they may have made a big mistake. A mistake that sometimes can cost a LOT of wasted time, and even sometimes a LOT of money spent by the agent.

When hosting an open house, you should always have a supply of these on hand. Most are sized for multiple size shoes, and are very easily slipped over an agents existing shoe. They are somewhat grippy, very durable, and will allow you to continue a smooth flow of visitors in the home. Without them, you may want to ask each guest to remove their shoes, and that request can delay, or even dissuade a visit.

Another great time to have these shoe covers on hand is when you plan to visit homes, especially in inclement weather. Keep a supply in your trunk, and when showing homes present them to your clients to wear into the home for the showing. What an easy way to make a great impression, when you show you care enough for a fellow agents clients home, to protect it from leaves, and dirt being tracked in.

Also, if you really want to impress, bring your own pair of booties to your next listing appointment. Offer at the door to put them on, and watch your potential clients eyes light up. By offering to cover your shoes, you are showing your respect for their home. That will speak volumes in helping them to decide who to hire to list it. It also allows you an unusual way to get the conversation started when you visit.

Remember, when you protect someones home by wearing disposable shoe covers, you not only protect the home, but also protect your reputation.

So you got a new listing, and you are ready to introduce it to your local Brokers, Agents, Realtors, and perhaps even invite the public to take a look. Hosting a Brokers Open doesn’t have to be hard, if you have the right tools. Below is a list of the top five (5) items you need to have on hand to have a successful Brokers Open in real estate.

      1. Directional Signs would be a great first pick. Yes, I know that I lot of Realtors neglect to use them, but they are super helpful if you are hosting a Brokers Open. First, they help your fellow real estate professionals to find the house. You can’t expect that every Realtor knows where they are going, even if you think that they should. Second, if you are inviting the public, or the neighbors, it helps them find the house too. Also, a bonus if used wisely, they help advertise to the neighbors that there is a house for sale in the neighborhood, and how you go over-and-above to get your listings sold. A great way to get future listings.
      2. Balloons are also nice to have, especially on the sunnier/drier days. They bring attention to the directional signs, and make people feel welcome. Have varied styles or colors when you can, just to make your listing really stand out.
      3. Having a Guest Registry is vital. It’s a great way to keep the home secure, plus it gives you a list of agents who showed up, so you can let your sellers know how well your Brokers Open was attended. An added bonus, and one that not many Realtors do, is instead of just handing out a sheet asking for comments about the home, use the registry, and call or text the visiting agent later that same day, asking for feedback. You can also ask for their professional opinion about pricing, or suggestions to help it sell quicker. Also, it’s always more flattering to be asked this way, then a silly form.
      4. Catering Trays, Tongues, etc. are crucial if you are going to have any kind of food, or drink. Sure you can have the event catered, and I know myself I have done so on many occasions, and with success. However if you are on a budget, or love to try out your cooking skills, and enjoy cooking for others, then self-catering is the way to go. Save money and buy catering items in advance when the budget allows, then use over-and-over again.
      5. An item that a lot of agents forget about, but that would be nice to have is a small hand-held vacuum. If you serving food and drink, rather than dragging out your clients equipment, which can be troublesome, and embarrassing, why not have a small hand-held for quick touch-ups. You can even use it at the entry too, where leaves and grass may be dragged into the home, through the entry. Show your client you really care, by leaving their home as pristine as it was when you arrived.
